What Kind of Home Inspection Do You Need?

January 22, 2021

Purchasing a new home is a major life decision. At Closer Look Inspections, ensuring that the customer is equipped with detailed, accurate and reliable information on the property to make this major decision is top priority.

You can expect Closer Look Inspections to evaluate all interior and exterior components and systems of the home including the roof, heating, cooling, ventilation, insulation, plumbing, structure, and electrical.  Keith Wilson, Master Certified Inspector and owner of Closer Look Inspections, doesn't cut corners. He and his team of Certified Inspectors take their time to offer a thorough inspection and find defects that other inspectors may not.

Closer Look Inspections offers a variety of home inspections so you can get exactly what you need without wasting money on what you don’t. Their extensive certifications make them a one stop shop of professional and highly trained inspectors who will ensure that your home sale or purchase is sound from the ground up. You’ll even get a Same Day Report with easy-to-understand information and detailed pictures.

Here are a few of the inspections they offer!

Builder Warranty Inspections

This inspection is important in regard to building a new home.

A builder warranty inspection will provide the information you need to make sure your new home is going to be everything you expect. It will help you hold your home builder accountable for repairs and defects that they are responsible for. It’s an investment in protecting one of the most important purchases of your life!

Some things to consider with a builder warranty inspection are structural issues, defective materials, roofing or flashing issues, plumbing issues, electrical hazards and elevated levels of radon.

Aerial Drone and Roof Inspections

Inspecting the roof is likely the first thing that will happen upon arrival of your Closer Look Inspector. Before making their way inside they will take notes on the location of key features of the roof such as chimney, wall flashing and general roof surface conditions.

The use of advanced technology will ensure the safety of the roof as well as the inspector. Aerial Drone Roof inspections are conducted so that the inspector will not walk on the roof surface and affect the condition of the roof. It will also provide high-definition images through drone technology to give you the best view and most accurate information of what’s going on in that area of the home.

**Closer Look Inspections adheres to FAA Flight regulations for Drone roof inspections. FAA regulations restrict the proximity to airports and designated “no fly zones”. When a home is within those FAA restricted areas our inspectors use other methods to inspect roof surfaces.

Electrical Inspections

Inspections of electrical equipment inside and outside the home is something that is highly recommended to leave to certified and experienced professionals. For your safety, Closer Look Inspections will inspect all the electrical items throughout the house. The team will look for any issues with electrical wiring, loose connections, hardware issues, improper grounding, corrosion, water leakage, incorrect or incompatible wiring sizes and small animal intrusion. They will also make sure that all of your circuits in the breaker box are correctly labeled and in good repair.

In the event that a label is incorrect, mislabeled or unclear, your inspector will work with you to recommend a licensed electrician to trace the circuits correctly and label the breakers in the panel.

Foundation and Structural Inspections

A common misconception is that new homes do not experience foundational issues. The reality is that even new homes are subject to potential problems with faulty or failing foundations. The structural integrity of a home, newly built or existing, should not be compromised in any way.

It is imperative that the foundation of the home be safe, solid and in good repair. This cannot be stressed enough, particularly for Florida homeowners. Closer Look Inspections will take their time to check every aspect of the foundation so that imperfections and potential problems like pressure of the earth, unsettled or uneven soil and the home’s weight bearing down can be monitored and deemed safe. If the foundation is stressed from fatigue and fail, the house will inevitably experience problems, ranging from simple fixes to complex and potentially destructive for the homeowner. It is important to remedy foundation fails and problems as they are discovered.

As these kinds of problems become increasingly worse with time, Closer Look Inspections will give you a full break down of any apparent issues so that they can be addressed up front and as quickly as possible.

Mold Inspections

Mold detection and prevention are extremely important parts of the home inspection. The Closer Look Inspector will provide a comprehensive report of information, research materials on mold hazards and a list of services who are experts at removing all kinds of mold including toxic black mold, green mold and indoor mold. In addition, the inspector will test the air quality that can exacerbate or cause respiratory issues, asthma, neurological and psychological disorders.

Their team will assist you by providing detailed information on how to rectify existing mold, investigate air quality and make a plan for remediation of mold clean up, contamination and systems repairs.

Wind Mitigation Inspection

A Wind Mitigation Inspection, is a type of home inspection common in areas where wind damage is prevelant.  The purpose of this inspection is to determine the appropriateness of a given structure's construction in the event of strong winds, such as those present in a hurricane.

Windstorm inspections look for construction features that have been shown to reduce losses in hurricanes including a hip roof, concrete block construction, the presence of gable end bracing, shutters and opening protections and the presence of roof to wall attachments.

Wind Mitigation Inspections are common in our coastal areas. A homeowner with windstorm insurance can often submit the results of this inspection to their insurer to obtain discounts on their policy!

For the home buyer, a thorough understanding of the condition of a property is crucial to making informed decisions during your purchase. Put your trust in Closer Look Inspections and get the best home inspection service in Horizon West!
